These explanations clarify key terms and distinctions, making it easier to identify which options may best fit your needs and income level.

DESCRIPTIONS OF HOUSING TYPES:

INCOME -RESTRICTED HOUSING

  • Reserved for individuals or families earning below a set percentage of the Area Median Income (AMI)
  • Rent is limited to ensure affordability based on income eligibility

SECTION 42 HOUSING (LOW-INCOME HOUSING TAX CREDIT - LIHTC)

  • Funded through the Low-Income Housing Tax Credit program
  • Offers affordable rents to qualifying households based on AMI
  • Typically does not include a rental subsidy like Section 8

LOW-INCOME OR AFFORDABLE HOUSING

  • A general category of housing priced below the market rate
  • Intended for individuals and families with limited income
  • May or may not include rental assistance; availability varies.

SUBSIDIZED HOUSING (INCLUDING FRIEDNLY TO SECTION 8)

  • Rent is based on a percentage of the tenant's income, usually around 30%
  • Includes project-based assistance (tied to a specific unit) and tenant-based vouchers (used in the private market).
  • Designed to make market-rate housing more accessible to low-income households.
